What is Water Intrusion? |
| Water intrusion is moisture in any form that penetrates the exterior structure of your home and enters into the windows, door frames or interior cavities of your home’s walls without being able to escape or dissipate. The moisture then causes the rotting of wood, sheathing and other materials and is usually accompanied by the growth of mold. Moisture can intrude any type of structure – wood, vinyl siding, wood siding, brick, stone and stucco. Stucco clad homes are retaining moisture longer because of stucco’s inherent sealant qualities. It has been around for hundreds of years and has only recently had water issues because of improper window installation and wall systems. |
What Causes it? |
There are numerous causes which may include but aren’t limited to the following:
- Faulty products
- Improperly sealed door and window trim, joints & mullions
- Stucco, siding or insulation that extends below the ground at your home’s exterior
- Improper drainage at your home’s exterior
- Any unsealed holes or joints for fixtures or utilities
- Incorrect insulation or ventilation of roofing systems
- Extensive or extreme weather events
- Watering systems
- Improperly sealed chimneys
- Improper or no roof to wall termination flashing systems

What do I do About it? |
Hunerberg Construction can take you through the following steps to get you through your home’s process of repair, making it a healthy, safe environment once again:

- Have your home evaluated for water & moisture intrusion
- Determine whether or not you have any legal recourse for the problem
- Protect all your rights in writing
- Proceed as quickly as possible so warranties don’t expire
- Obtain estimates & design ideas from at least 3 contractors
- Get the work started to stop any further structural damage
- Get another moisture analysis after completion of work
- Enjoy and feel safe and comfortable in your newly renovated home

Have your home evaluated for water & moisture intrusion |
| Hunerberg Construction will do an initial inspection of your home and recommend moisture testing companies we’ve partnered with and have complete trust in. |
Determine whether or not you have any legal recourse for the problem |
| After you receive the test results, determine whether or not you need an attorney to represent you in seeking monetary damages. We can give you copies of the Minnesota laws in regards to homeowners’ rights and the statute of limitations. A lawyer can represent you in court or mediation. |
Protect all your rights in writing |
| Document every aspect of the procedures you are following. Obtain dated copies of any and all pertinent documents that might help you. Have a meeting at your home that includes everyone possibly involved in your case: a Hunerberg Construction representative, your lawyer, the moisture testing company, the homebuilder, insurance company representatives, a building inspector and a structural engineer, if needed. |
Proceed as quickly as possible so warranties don’t expire |
| Sometimes it is necessary to start work before your case is settled. The legal system doesn’t always work very fast and the longer you wait to fix any problems, the worse they might get. And, if you suspect your health is being affected, you definitely don’t want to extend your starting date. |
Obtain estimates & design ideas from at least 3 contractors |
| Get an estimate from 3 contractors using the same “scope of work” for each one. That is the only way to guarantee that everyone is bidding on the same amount of work. Choose a company that has the capability to show you renderings of what your house will look like after completion. This makes it easier for you to choose materials you want to use and leaves as little guesswork as possible. Also, make sure you feel comfortable working with the contractor you choose. Not everyone will be a “good fit” for you and you definitely want someone who is a good communicator and who you feel you can trust. |
Get the work started to stop any further structural damage |
| Begin work as soon as you can. Waiting may cause more internal damage to the structure and broaden the amount of work that will be needed. |
Get another moisture analysis after completion of work |
| When the work is completed, get another moisture analysis test done to confirm that there is no longer any water intrusion. Make sure the contractor you have chosen gives you a warranty on his work. You don’t want to be in the same position sometime in the future. |
